"The project is developed based on five cornerstone concepts: 1. An amazing skyscraper that is green and sustainable, because the Group's values also live in its spaces. 2. A best-in-class set of high-tech services and high-quality facilities, designed to maximize productivity by taking care of people. 3. A vibrant community focused on knowledge-sharing in two strategic areas for the Group – Wealth Management and Digital Banking – while also adding value to the neighborhood and the city 4. A new way to experience working life, thanks to the Next Way of Working principles and tools. 5. A people-centered moving framework enabled by a change management strategy for full engagement and zero lost workdays. The pathway resulted from a collaboration among different entities within the Group (HR, Real Estate, IT), engaging the entire community from the initial stages in designing the experience.

AN AMAZING SKYSCRAPER THAT IS GREEN AND SUSTAINABLE (1) Intesa Sanpaolo's new Gioia 22 tower, one of the newest buildings on the Milan skyline, was designed by architect Gregg Jones of Pelli Clarke & Partners. It is a perfect example of smart and responsible architecture. This skyscraper is strikingly iconic with its sloping south-east facade. The building uses sustainable materials that meet the highest international standards in terms of innovation and energy saving and promotes a people-friendly environment. This care in design has made Gioia 22 the first skyscraper in Italy with almost zero energy consumption - NZEB - NEARLY ZERO ENERGY BUILDING.  The building was designed in such a way as to optimally absorb light and solar energy. The building has obtained Leed ® Core and Shell - Platinum level certification, with reference to the design and construction of sustainable mechanical, electrical, plumbing and fire-fighting systems. The procedures to obtain Well Gold certification, with a focus on the wellbeing of the building’s inhabitants, are also ongoing. The substantial investment is fully aligned with the importance that the Group still places on in-person work, which remains a key factor for wellbeing and for fostering a common culture and sharing values within the bank. Furthermore, thanks to the new building, it was possible to rationalize the company's offices, and as the building was occupied, three locations were vacated.

A BEST-IN-CLASS SET OF HIGH-TECH SERVICES AND HIGH-QUALITY FACILITIES (2) Innovative in its architectural design, Gioia22 is also innovative internally. The building, home to two strategic areas for the Group - the Wealth management hub and the new digital bank IsyBank - offers cutting-edge services and technologies to enhance people's experience in every aspect: both in terms of the work experience and the living experience within the building. All workspaces, including concept layout and interior fit out, were designed by the Real Estate Department of Intesa Sanpaolo to ensure the well-being of the employees with the aim of accommodating the growing need for agile working, fostering constant collaboration and the exchange of ideas, and ensuring active participation by providing important opportunities for socialising.

To promote agile operation and guarantee productivity, workspaces are designed to foster efficiency, in rooms organized on the basis of real operative needs, equipped with smart technologies to encourage hybrid work. The spaces simplify the organization of personal labor time in an easy, streamlined way. The project also provides the flexibility that is needed for working well, individually or in teams, and the responsibility for aware, orderly management of shared tools and workspaces.

The layout of the rooms on the various levels responds to the specific necessities of the teams and the divisions inhabiting the spaces. To ensure full functionality, the areas have not been conceived as simple workplaces, but as engaging settings that take comfort, wellbeing, professional needs and specific activities into account. Areas have been provided with different characteristics, related to a range of various working needs, to permit high levels of enjoyability and effectiveness.

Spaces for making the working days more effective: • 19 operative floors - Designed to contain spaces that encourage socializing and collaboration as well as concentration when needed •~2,100 smart workstations - Bookable on a sharing basis through a dedicated digital tool and with height-adjustable desks •~ 40 technologically advanced meeting rooms - Enhancing the hybrid collaboration experience •~ 100 clusters - Small rooms for a maximum of 4 persons, designed to foster concentration and privacy •~ 3,000 personal locker •Agile rooms - Designed for workshops and service design sessions •Multifunctional event hall - For institutional meetings and educational events •4 board meeting rooms •Personal locker - For storing individual belongings •Smart lockers system - With 52 unique cells for smart retrieval and return of company devices •Union meeting room •Chief and Top Management offices

Services for living the building at its best: • Gym - A space of nearly 500 square meters with a wide range of Technogym equipment, locker rooms with showers, and a room for practicing various disciplines together. Additionally, there are spin bikes on the terrace. • Restaurant - On the second floor, the restaurant area with 232 seats is open from 12:00 to 14:30, with also outdoor tables in a large terrace. The menu is extensive, starting from the Dish of the Day, a complete meal at the value of the meal ticket, to combined menus that offer multiple dishes at a reduced price compared to the sum of the individual items. •Wellness Bar and Bar Area - On the first floor, next to the gym, a café perfect for refreshing after workouts or a workday. On the second floor, a bar area open from 7:00 till 18:00-22:00 (according to season and specific initiatives), with a terrace for business aperitifs. •Daily Healthy Menu - Selection criteria for raw materials and careful preparation of dishes ensure a quality experience that is always mindful of the impact of food on health and the environment. Specifically, using organic raw materials and certified DOP and IGP products. Seasonality is a priority for the offering of plant-based products. •Check-up Capsule - A phygital ecosystem for self-assessment of vital parameters and lifestyle in just 7 minutes through the completely anonymous measurement of certain parameters. •~ 20 Break/Relax Areas - Designed to stimulate moments of leisure and pleasure, as well as interaction and connectivity among colleagues while enjoying the best views of the city skyline from the building. •Food Delivery - Through an app, it is possible to request the delivery of cold dishes and salads to the floor for a quick meal or to book a preferred time to go to the restaurant to avoid queues. •Business Guest House - A dining space designed for executives and institutional guests, with a dedicated kitchen. •Parking - To ensure an easy access for colleagues who choose to reach the building by car or scooter, Gioia22 provides a secure parking lot with a capacity of about 232 spaces, as well as agreements and solutions in the area. It also includes charging stations for electric vehicles. •Agreement with Local Nursery - All Intesa Sanpaolo Group colleagues can enroll their children in nearby affiliated company nurseries. The internal portals feature dedicated videos for virtual tours of the facilities. A VIBRANT COMMUNITY (3) Gioia22 hosts a professional community of approximately 3,000 colleagues, primarily engaged in two highly strategic areas for the Group's future: the Wealth Management hub (three different Business Divisions: Private Banking, Insurance, Asset Management) and the new digital bank IsyBank. The idea of a highly specialized and innovation-oriented headquarters was also conceived to enhance this community of professionals.

Moreover, Gioia22 opens up to the Porta Nuova district, which in recent years has been experiencing a lively evolution with the construction of iconic buildings, chosen as headquarters by some of the most important financial institutions and captured in countless tourists' photos every day.

Numerous events and meetings regularly animate Gioia22: a schedule of initiatives, opportunities for meetings, discussions, and engagement has been designed and implemented for the various Gioia22 communities.

To ensure the continuity of these initiatives and to continuously create new ones, the role of the Wellbeing & Workplace Manager was also created.

This role ensures a constant presence over time within the Group's buildings, taking care of colleagues and serving as a reference point for enlivening the company spaces, also creating opportunities for meetings and discussions. In addition, a team of ambassadors is regularly involved to keep the Gioia22 community vibrant and engaged.

Initiatives: •More than 255 events organized in the first year (including institutional and other initiatives), such as… •Events dedicated to the physical and mental health •Events dedicated to cutting-edge topics (e.g., Data and AI) •Nutritional workshops dedicated to healthy eating •Events dedicated to caregivers (for the care of children, the elderly and people with disabilities) •Weekly aperitifs for colleagues •Theatrical performances and Film sessions •Open Yoga sessions •Art exhibition for charity •Open visit day for employees’ family and friends (e.g., building, gym, etc.)

A NEW WAY TO EXPERIENCE WORKING LIFE (4) In Gioia22, the principles of the Next Way of Working are fully embraced, aiming to enhance colleagues' professional contribution in new work contexts, providing advanced workspaces and tools, with great attention to maximizing work-life balance as well. Next Way of Working also entails: •Hybrid work, with a ceiling of 120/140 days per year of remote working •Possibility of opting for the short week, also known as 4x9, with equal pay, working 4 days instead of 5, for 9 hours instead of 7.5 •Flexibility in the start time of the workday (h7-10 am) •Planning and reservation of spaces through digital tools, available both on desktop and mobile devices •Activity Based Location Model (ABL), with personalized digital suggestions for roles and professions on how to best alternate between on-site and remote work (based on 180 organizative archetypes) •Leadership model focused on the most strategic behaviors for innovation and collaboration, even in hybrid contexts, as well as on inclusion and care for others •Collaboration tools (Teams, Office 365, Mural, etc.) to enable exchange and discussion even at a distance

A PEOPLE-CENTERED MOVING FRAMEWORK AND CHANGE MANAGEMENT PATH (5) The move to Gioia22 was managed in 4 progressive waves and supported by a change management process built collaboratively with all the stakeholders involved (real estate, IT, HR, Next Way of Working team, etc.). The primary objective was to ensure business continuity and minimize impacts on work routines. There was also a desire to transform the relocation into an engaging opportunity, fully in line with the very nature of the Gioia22 tower: an innovative journey, digital yet people-centered.

To define the perfect ""change management experience"", three drivers were considered: •ANTICIPATE everything that could happen during the move to Gioia22 •IDENTIFY the NEEDS of the people and possible PROFILES (personas) •CO-DESIGN and VERIFY the experience (through a service design approach) with the people who will live it to gather feedback

This resulted in a three-phase process (before, during, after), organized into 8 key “moments that matter”, aligned with different informational needs for each phase. For example: from when colleagues receive the first information about the new Gioia22 location, to when they need to prepare for the move, from the first day in the new location, to sharing their opinions about the process once it is completed.

For each of these pivotal moments, a combination of physical and digital touchpoints were identified to provide maximum support to colleagues, including: •Digital live events to introduce all the updates about the building and the benefits of the new location. •Augmented Reality (AR) experiences for an exclusive preview of the building. •A dedicated digital section within the HR portal (#People), Gioia22, featuring numerous contents such as news, videos, infographics to help acquaint with and enjoy the new building and neighborhood. •Video tutorials and a digital toolkits offering detailed information about available services (workspace, sharing policies, restaurant, gym, bar, delivery, etc.). •Digital tools for scheduling work time (in-office, remote work, holidays, etc.) and booking spaces (individual desks, meeting rooms, etc.), both desktop and mobile •Targeted and continuous direct emails to provide timely updates step by step, day by day.

Change management Key-numbers •+250 people with various roles involved in pre-moving listening sessions •5 dry run sessions to preview the change management process for key stakeholders •+100 ideas emerged during the experience prototyping phase •12 digital live events to onboard, inform, and discuss project advancements with all 3,000 people in cascading mode •1 new digital section in #People dedicated to Gioia 22 with vertical insights (14) •~40 digital contents (e.g., online and in-building videos, operational toolkits, short videos and infographics) •~12 operational communications (individual emails, including attachments/infographics) •4 customized surveys post-move with a 42% redemption rate. On average, people received clear information for the move, found the tools provided useful, and were able to carry out their activities from the first day in the new location (with scores of 4.3/4.2/4.2 on a scale of 5) •1 survey conducted a few months after entry into Gioia, dedicated to all 3,000 people to measure satisfaction levels regarding living and working in the new location, with a 67% redemption rate."
